From Roadside Lots to Townhome Communities: How New Housing Projects Are Reshaping Peters

Behind the scenes, Peters Township’s planning pipeline is busy with residential projects that will affect both housing supply and local consumer spending. The township’s “Plans Under Review” list shows a series of approvals and pending proposals, including the Courtyards at Valley Brook townhome development, Woodbriar Estates, Camden Village, and multiple subdivision plans. Several of these projects received final or phased approvals from council in early and mid-2025, signaling continued demand for new homes in the township’s higher-income market.?

Many of the developments cluster near existing infrastructure and commercial corridors, reinforcing Peters Township’s pattern of concentrating offices, retail, and services along Route 19 and in the McMurray Town Center area. A council fact sheet and related planning materials note that the township still has undeveloped land, and officials are actively evaluating whether some parcels should be zoned for something other than low-density single-family housing. That conversation is central to how much new business space, mixed-use development, or higher-density housing might appear over the next decade.?

For the local economy, new housing has a multiplier effect. Construction activity supports jobs in the short term, while new residents bring long-term spending power to area restaurants, shops, financial services, and healthcare providers. With Peters Township already among the region’s higher-income communities, each new subdivision or townhome project effectively adds more households with disposable income to the regional market shared with Upper St.Clair and other South Hills municipalities.?
