According to the NAHB's "What Home Buyers Want" study, prospective homeowners are eyeing homes within the 2,070-square-foot range. A staggering 38% of surveyed builders have already responded to this demand by constructing smaller homes in 2023, with an additional 26% planning to continue this trend into 2024.
Beyond size considerations, the study also sheds light on the rising importance of personalization in the homebuying journey. Homebuyers are increasingly keen on tailoring their living spaces to reflect their unique tastes and lifestyles. Simultaneously, there's a growing penchant for integrating technology seamlessly into the fabric of the home. The NAHB's study outlines the top features currently coveted by buyers, encompassing both indoor and outdoor elements. Outdoor features dominate the wish lists, including patios, energy-efficient windows, exterior lighting, and garage storage. Indoors, preferences lean towards practicality, with laundry rooms, ceiling fans, and walk-in pantries making the cut.
Unsurprisingly, technology features are gaining traction, with security cameras, wired home security systems, programmable thermostats, video doorbells, multizone HVAC systems, and energy management systems becoming increasingly popular. These additions not only enhance the safety and efficiency of homes but also align with the tech-savvy preferences of today's homeowners.
Moreover, the past decade has witnessed a surge in popularity for specific home features. Quartz or engineered stone countertops have become a kitchen staple, alongside the integration of lighting control systems. The allure of outdoor living spaces has manifested in the growing popularity of outdoor fireplaces, kitchens, and built-in seating.
